A couple of people have asked about how my BOL is going. Not much has progressed, except getting things squared away with my family. My mother-in-law agreed to stop leasing the land for me to hunt and play on. And it is mine to use indefinately. No one has any desire or plans to sell the land, rather pass it on too their children. They've also agreed to me building a small cabin on the land. It is at least 3 hours from a population center of 1 million people, more often 5 hours. The closest "city" is an hour away and has 40k people.
I plan to repurpose much timber from a fallen barn as I can. I may have to build the frame with new wood, but I will use the old wood for walls and siding and what have you. I've sketched out simple plans for a two room cabin with a porch. I plan to have the whole thing off grid. There is a well on the property and I hope to use it with a hand pump. Perhaps I'll just build the cabin right over the well and have the pump inside the cabin. For heat I plan on a small wood stove, which can also serve for cooking. For lights and small electricity, I was thinking that I could put together a small system that can run off a marine battery. I was thinking I could model that off an RV type system.
I may still have an issue with the previous hunting lease holder. We'll find out this fall. I plan to get my 4 wheeler fixed and cruise the property closely next month, plant some green fields and start salavaging the barn. I'll post some pics from that trip.

Thanks for the update. Sounds like everything is falling into place just like you had hoped for. Good for you!

Here is hoping it all comes together for you and your 'neighbor' understands YOUR RIGHTS.

Ok sorry to be Debby Downer here but. . . Did you get all of that excellent information in WRITING, signed by each party with witnesses? If so, I am very happy for you. But, Really for you to invest in a cabin, lights, etc. you seriously want some simple writing, a contract would be best. They are free online.
One of the ST Members, can't remember who, had a similar situation (think he was in Aussie land) and at the end of his building an awesome cabin, with amenties, the owner who had told him the land was "his" and the cabin was "his" claimed it as the owner's and our member lost everything. He ended up living in what he called his caravan, we would call a very small camper. He was not reimbursed for labor, materials or anything.
Please please do more than just a verbal. For the cost to you to get it done right, you will sleep peacefully forever. Ok, just my 2cents.

Hey guys! It's been a while. I've been living life and trying to do more and be online less.
So I went to my BOL over Thanksgiving and camped a few days. Turns out the fallen in barn didn't "fall-in" afterall. It was stolen! There isn't on beam, one siding board or one piece of tin to be found anywhere! It was a real bummer. All that is left is 2x4s and scraps. What balls to pull up there and demo a barn on someone else's property. On the other hand, they got away with it didn't they?
I could also tell that someone has been out there driving around. So, I posted signs around the property: No hunting, no fishing, no tresspassing. I also strung some barbed wire across the road entrances. Of course this is probably just keeping the honest people out, but at least people know someone is out there now.
With the possibility of building a cabin with repurposed barn wood off the table, I'm going to look for a little camper. That also dovetails well with SG's post.
I just can't stop thinking about someone stealing all that lumber and getting away with it.

They probably sold it for a good bit too. Sorry that happened. People think anything that looks abandoned is fair game.

SG advice is right on the money....before you do anything more, get it in writing families can get weird when ther eis money/land on the table.
So there isn't anyone around watching the property?

My moms best friend recently found 2 good ceiling fans that have a light on each of them...they each come with thier own solar panel and everything. All she had to do was get a battery for each of them. She has a little 2 room cabin isolated on a huge lake. Those 2 fans made the difference of night and day with air circulation in the summer and moving heat around in the winter. You might want to consider getting 1 for each of your rooms.
I read the rest of the posts...that sucks in a big way! That means your place is not so secure and should SHTF, those trespassers will probably be paying you an unwelcome visit. Be VERY careful what you leave there, even in a camper...don't leave anything with your home address, name or anything like that. Be safe and keep an eye open for trouble. Good luck and I hope they leave you alone!!

I never would leave anything there that I'd worry would be stolen. I do plan on making friends with the neighbors around. It's a relatively remote area out there, so there are a few neighbors, but not many. There's one guy across the road from the entrance, I need to meet and befriend him.
I could make the site of my camper/shack deeper in the woods, 4x4 accessible only, but That has drawbacks. The site of the old barn already has an old well and I was thinking I could get a big propane tank and it could be filled every so often there. I'd lose both of those possibilities if I went deep. Also, if I went deep to the center of the property I'm afraid it might mess up the hunting.
OPSEC is definately an issue currently.
